A fiduciary is defined as someone who has a legal obligation to act in the best interest of someone else.  But, considering the variety of fiduciaries your clients have access to, what are the pros and cons of the different types from a small individual private fiduciary to the large corporate trust companies – what are the considerations and process for choosing the right fit for your clients and your practice?  Ann will compare and contrast the various fiduciary options considering the types of assets they own, including real estate, businesses, and other investments.  Explore and participate in a case study to help you determine how to guide your clients in choosing the best fiduciary option for them as well as which of them will also work with you as a collaborative partner versus an outsider.

October 26 – The New Commercial Real Estate Dilemma – Navigating CRE Debt and Devaluation in Business Succession Planning; presented by Jessie Greer, MSRE, CCIM, CPM, CEPA
Jessie will analyze existing CRE properties in a portfolio, share how to stress testing for future events like interest rate and operating expense increases and how they play a role in business valuations.  He will then role it up to how that will affect cash flow for not only the property but for future cash flow of the estate by reduced distributions and reduction in value of the CRE asset.  Help your business owners understand the sometimes-difficult realities and then determine the best path forward, whether keeping and growing the business, transitioning it to the next generation, or selling to a third party.
